Building projects/extensions
Anyone got any recent experience of having a home extension. I’m getting told that prices are extortionate due to rise in cost of materials compared to pre pandemic levels.
What’s the average price per Sq meter ?
Any experience to share would be appreciated. I’m looking at a side single story garage extension about 3.5m x 9m

£70 - 100k for a typical extension. Lots to factor in whether you'll need structural steel works, tree reports, building control fees, party wall act etc etc....

Fresh, a lot depends on what area you are in. London, and it will be London prices, as with Surrey/Essex. Most other areas vary. It also depends on what you intend to use this extension for? If its a study/bedroom, a lot cheaper fit out than say kitchen!! Lots to look out for, but just do your homework, and make sure you see previous work the builder has done!! As has been said, a good local architect should have some good contacts with builders.

I was going put a runway in for my private jet, but the cost and the fact it was going to take too much of my 18-hole golf course away.

So i chopped in the jet bought a helicopter and built a Heli-Pad with the change.

Neighbour moaned a bit, don't know why as he's 5-miles away. Nosey cunt. He'll have a fit when i put a canal in from the sea to my house for my yacht

I just added a couple of thousand square feet to the Manor House.

Wasn’t cheap - but then it’s not cheap to do anything these days.

Cost me an arm and a leg to add the swimming pool and second tennis court too.

Start with a good architect then they should have enough contacts to get the job done. Ask them for current sites they are working on and go visit.

A 4/5 metre single storey extension with drainage rerouting will be around 80k so make sure you can make the money back on the house if you plan to sell anytime in the next 5-10 years. (The above was last year for my old neighbour)

The cheapest price is usually cheap for a reason.
